  • Responsible for the management of the Development team (staff) and projects (including but not limited to budgets) in Singapore;
  • Develop active pipeline of opportunities within the overall investment strategy of the Group;
  • Work with other teams (acquisition, marketing, group & investment) to efficiently; and effectively deliver investment strategies and objectives of the Group;
  • Identify and implement both development and acquisition opportunities;
  • Develop written proposals for Build-to-Suit, leasing proposals (in conjunction with the leasing team) as identified;
  • Conduct and/or support the negotiations of development and acquisition activities;
  • Preparation and implementation of business development initiatives and strategies;
  • Support the preparation of investment proposals. business plans and budgets as well as assist with reports as required by the Group and its stakeholders; and
  • Support the manager’s overall investment policy and growth strategy.
  • To coordinate and oversee the development projects across SE Asia.
  • Responsible for the identification, assessment, negotiation and execution of development pipeline in SE Asia;
  • Responsibility and ownership for the business development services including client liaison, financial feasibility, acquisition, commercial negotiation, strategic advice, expert opinion, management and direction of the internal and external project team members from idea conception through to AFL and Lease execution, building contract execution and associated planning and approval requirements;
  • To ensure a smooth hand-over of the project to the Development Delivery team once the project is ready to commence construction;
  • Responsible for ensuring all developments are in line with funds management and asset management requirements, as well as ensuring all obligations under SEA client agreements (including financial performance, client satisfaction and protection of SEA legal and commercial position) are adhered to at all times throughout the life of each project;
  • Responsible for overseeing adherence to SEA internal and external agreements for construction/development agreements;
  • Leading the day-to-day strategic relationships with prospective tenants, agents and brokers and providing strategic proposals to them in relation to occupying sites in SE Asia (with some collaboration with offshore offices for multi-jurisdictional requirements); taking these all the way through to AFL and lease execution;
  • Overseeing the management of the planning process and rezoning of sites;
  • Detailed reporting to the Venture management team on the progress of development projects; as well as detailed reporting to capital partners and the SEA Board all Singapore development projects;
  • Work with group and local WHS departments to ensure at all times site safety and ESR WHS practices, policies are adhered at development sites;
  • Ensure consideration for ESG on all our development assets and in line with ESR policies and targets;
  • This role is considered a senior representative of SEA and as such, the Head of Development is required to act and conduct themselves in a manner that promotes and represents the best interests of SEA.
Requirements
  • Degree Qualified preferably with exposure to Direct Real Estate preferred;
  • Minimum of 15 years’ experience in property industry, ideally logistics property in APAC region;
  • Established operational experience in managing P&L, such as funds management, capital transactions, asset management functions etc.
  • Ability to manage and close complex and large deals in Singapore market through working with both internal and external stakeholders;
  • Demonstrated ability to provide thought leadership, think strategically and effectively and communicate vision (both written and verbal) and influence cross-functionally both locally and at Group level;
  • Excellent relationship skills, tenacity, resilience and interpersonal skills;
  • Proven track record of leading teams whilst building and scaling a business in a fast-paced environment;
  • A self-starter, with a positive attitude and willingness to work under pressure;
  • Analytically inclined, detail oriented and organized with focus on deliverables;
  • Strong management and leadership skills, ability to manage a diverse team effectively.
