This role as an Associate in the Asia Pacific Real Estate Investment and Asset Management team offers a unique opportunity to work on transactions and asset management strategies for both direct and joint venture real estate investments.Position Responsibilities:Create financial models and evaluate direct and joint venture real estate investment mainly in South East Asia and also regional investments in Asia PacificProduce investment proposals and support deal team leaders in origination, evaluation, due diligence, and execution of both direct and joint venture real estate investmentsConduct market analysis on key markets and sub-markets in the region to support investment evaluation, asset management and formulation of investment/portfolio strategyAnalyze various forms of deal structures (e.g. JV, Propco / Opco) across the regions supported by financial analysisSupport Asia Pacific Real Estate Investment team on the Company's real estate-related strategic initiatives and potential new 3rd party product development and offeringsSupport senior team members in managing the real estate portfolio operations including planning, budgeting, leasing and property management, and building operations in mature Asia markets. Develop, recommend, and execute approved plans and strategies for the portfolio with respect to revenues and expenses, capital building projects, physical integrity oversight and leasingSupport senior team members in overseeing portfolio performance and internal financial and operational benchmarks for each asset and asset class, including but not limited to occupancy levels, projected cash flows, P & L performance NPV and reaching underwriting IRR as well as the organizations Long-Term Return Assumption goalsSupport senior team members in developing and executing appropriate annual business plan for each asset. Conduct periodic asset level reviews (monthly/quarterly/bi-annual/annual) and analyses of each asset in the portfolio; ensure the asset management system and other systems of record are current and accurate; update asset management plans as appropriateSupport senior team members in managing and interfacing with external parties including JV partners, operating partners, asset managers, leasing agents, property managers and other third party vendorsSupport the local office set-up, administration and managementRequired Qualifications:Bachelor’s degree required. Business, Finance, Real Estate, Surveying or related subject preferredMinimum of 2 years of experience. Experience in investment banking or Asia Pacific real estate investment/asset management in an institutional environment would be preferred. Corporate level investment or valuation experiences would have higher priorityStrong analytical skills (both quantitative and qualitative)Strong attention to details. Able to take ownership and work independently with guidance and supervision from the leadership teamStrong risk assessment skills.
